How long does a tank water heater last?
Typically 8 to 12 years in our water. An annual flush helps, and replacing the anode rod mid-life can add years.
Should I repair or replace my tank?
Under about 8 years old with a fixable fault (thermostat, element, valve, anode), usually repair. Leaking from the tank body itself, or past 10 years, replacement is the honest answer. We give you a fixed price for both paths.
Gas or electric?
Gas heats faster and costs less to run at PG&E rates. Electric is simpler where gas isn't available, and if you're going electric anyway, a heat pump water heater is worth a look for 3 to 4x lower running cost.
What size do I need?
Roughly 30 to 40 gallons for 1 to 2 people, 40 to 50 for 3 to 4, and 50 to 75 for larger households. Recovery rate and your usage pattern matter as much as the number, so we size it as part of every estimate.
Do I need a permit and strapping in Sonoma County?
