Glen Ellen is a small unincorporated village with a split personality in its plumbing: a pre-1960 core that largely survived, and a large cohort of houses rebuilt from the ground up after the 2017 Nuns Fire. The two need almost opposite things from a plumber.
The fire rebuild — and what it means underground
The Nuns Fire destroyed 375 structures in Glen Ellen, including 183 homes. County rebuilding records show 136 single-family rebuild permits for Glen Ellen, of which 103 are recorded as construction complete — about 84 percent of the rebuilds that went forward. Those houses were built to current code, which means modern supply lines, new sewer laterals and code-current gas systems. The work they need is not failing pipe. It is expansion and finishing work — gas lines for outdoor kitchens, filtration and softening, tankless conversions, and the first real service on water heaters now coming off warranty.
And then the part that did not burn
Permit Sonoma’s own history of Glen Ellen notes the largest periods of growth were the 1940s and 1950s, with more in the 60s and 70s, and that the earliest surviving building appears to be an 1839 mill. In that older stock, galvanized supply and clay or cast iron sewer laterals are normal. So in one small village we work on 2020s PEX one day and 1940s galvanized the next — and it pays to know which you have before anyone quotes you.
Some houses are on the district. Some are on a well.
Glen Ellen is one of seven communities served by the Valley of the Moon Water District, but coverage here is partial — properties outside the service boundary rely on private wells. That distinction matters: on district water, pressure and quality are someone else’s job; on a private well, the pump, pressure tank, pressure switch and any treatment are all part of your plumbing and all ours to service.
Iron in the local groundwater
The water district’s own reporting shows iron in its wells averaging about 74 ppb but ranging as high as 2,101 in raw source samples, against a 300 ppb aesthetic standard. That is a raw-source range, not what reaches a tap after blending and treatment — but it is the reason iron staining and sediment come up more in Sonoma Valley than the county average, and it is worth testing for if you are on a private well out here.
Sewer and septic
Contrary to what people assume about a rural village, Glen Ellen is inside the Sonoma Valley County Sanitation District — the village core is sewered, along with Boyes Hot Springs and Agua Caliente. Parcels outside the urban service boundary run on septic, permitted by Permit Sonoma. As with the water, which one you have changes the right answer to a slow drain, so it is the first thing we establish on site.
About permits
Glen Ellen is unincorporated, so building permits come from Permit Sonoma rather than a city hall. Water heater replacement requires one. Wells and septic systems go through Permit Sonoma’s separate Well and Septic division, and rebuild work has its own permit track. We pull the right one and meet the inspector.
