What plumbing in Guerneville actually looks like
Guerneville plumbing is its own discipline. The housing is the oldest in the county — about one home in three predates 1940 — a quarter of it is seasonal, the water is the hardest around, and the river floods. None of that is theoretical. The water district’s own flood notice opens by saying flooding is a fact of life in the Guerneville area.
The river is a plumbing problem, not just a weather event
The Russian River gauge at Guerneville sets minor flood stage at 32 feet and major at 40. It has gone over 40 more than once in living memory — 49.5 feet in 1986, 48 in 1995, and 45.38 feet as recently as February 2019, with moderate flooding again in 2017 and 2023. Sweetwater Springs built its wells to keep running while submerged. For a homeowner, the flood-season checklist is specific: a sealed sewer clean-out cap, a backwater valve where it makes sense, and knowing which appliances have to be condemned if they go under.
Secure your clean-out cap — this is not generic advice here
In January 2026 the Guerneville treatment system spilled an estimated 4.94 million gallons over three days after floodwaters entered the collection system through unsecured access points. The sanitation district now asks residents directly to secure sewer clean-out caps during atmospheric river storms, because rain and floodwater entering through open caps increases the chance of overflows — including back into houses. A cracked or missing cap is a five-minute fix that matters more in Guerneville than anywhere else we work.
The hardest water in the county, with iron and manganese in it
Sweetwater Springs Water District draws entirely from groundwater underflow beside the Russian River, and its Guerneville treatment includes iron and manganese removal through greensand filters plus corrosion control. Hardness tests around 160 ppm — the hardest of any system we work on. That combination is hard on tank water heaters and fixtures, and it is why filtration and annual heater flushes come up more here than in Windsor or Sonoma.
Old cabins, seasonal houses, and pipe nobody has looked at in years
About a third of Guerneville’s housing predates 1940 and roughly 58 percent predates 1960. A quarter of all housing units here are seasonal or occasional-use — ten times the rate in Forestville. Seasonal means long empty stretches, no one noticing a slow leak, freeze exposure on unheated crawlspaces, and water heaters that sit idle and then get asked to work. Winterizing properly, and de-winterizing properly, is real work here.
Sewer or septic — and why it matters
The Russian River County Sanitation District serves Rio Nido, Guerneville, Guernewood Park and Vacation Beach with about 2,497 lateral connections. Guerneville alone has over 3,100 housing units, so a meaningful share of properties around here are outside the district and on septic, permitted through Permit Sonoma. The regional water board has specifically flagged the lower Russian River for septic density and aging systems. We work on both — and the first thing we do is establish which one you have.
About permits
Guerneville is unincorporated, so building permits come from Permit Sonoma rather than a city. Water heater replacements need a permit. Septic and well work go through Permit Sonoma’s separate Well and Septic division, and post-fire or post-flood rebuild work has its own Resiliency Permit Center. What should I do to my plumbing before flood season?
Three things. Make sure your sewer clean-out cap is present and sealed — the sanitation district asks for this specifically, because floodwater entering through open caps causes overflows. Second, ask us whether a backwater valve makes sense for your address and elevation. Third, know where your main water shutoff is and that it actually turns.
My house flooded. What plumbing has to be replaced?
Anything gas-fired that went underwater should be replaced, not dried out — water heaters and furnaces especially, because the controls and burners are not rated for submersion. Beyond that we check the sewer lateral for infiltration damage, the clean-out, and any fixture that backed up. We can walk it with you.
Is Guerneville water hard?
The hardest we deal with — around 160 ppm. Sweetwater Springs treats for iron and manganese with greensand filters before it reaches you, but the hardness stays. That means scale in tank water heaters, crusted aerators and shorter appliance life. Annual flushing is genuinely worth it here.
Am I on sewer or septic?
Depends on the parcel. The sanitation district covers Guerneville, Rio Nido, Guernewood Park and Vacation Beach with roughly 2,497 connections — but there are more houses in the area than that, and plenty run on septic under Permit Sonoma. If you are not sure, we can usually tell on site.
I only use the place in summer. What should I do before I leave?
Winterize properly — shut off and drain, deal with the water heater, protect exposed lines in crawlspaces, and leave the system in a state where a freeze or a flood does not turn into a four-figure repair. A quarter of the housing here is seasonal, so this is routine work for us.
