Local knowledge

What plumbing in Sebastopol actually looks like

Sebastopol is the one town around here that is not on the Russian River aqueduct. All of its water comes from its own wells, and that single fact explains most of what makes plumbing here different from Santa Rosa or Windsor.

All well water, all the time

Sebastopol runs entirely on municipal groundwater from four city wells drawing on the Wilson Grove aquifer, Wells 4, 6, 7 and 8. It is not a Sonoma Water contractor and takes no Russian River supply. Well 4 dates to 1953, is still the biggest producer, and is slated for replacement. Groundwater behaves differently from treated river water: more dissolved minerals, more variation, and more of the aesthetic issues homeowners actually notice.

Hard water, about 8.8 grains per gallon

The city’s most recent testing puts hardness at 150 ppm, ranging 120 to 160. That is squarely hard. It shows up as scale inside tank water heaters, crusted aerators and shower heads, film on glass and shorter dishwasher life. An annual water heater flush matters more here than in a soft-water town, and softeners get a real return.

Arsenic and odor, what the city actually reports

Two things worth knowing, both from the city’s own reports. Arsenic averages 4.9 ppb against a 10 ppb limit, with treatment in place, Well 6 is managed by blending and Well 7 is treated with ferric oxide. Separately, the odor measurement runs at 5 on a scale where the aesthetic standard is 3, meaning the wells can run above the taste-and-odor guideline. Neither is a safety violation. Both are exactly why point-of-use drinking water filtration is a common ask in Sebastopol.

Older houses, and a city that sends its sewage to Santa Rosa

The city’s own housing element states that the majority of Sebastopol’s housing units are more than 50 years old. In practice that means galvanized supply and clay or cast iron laterals are normal finds. The city collects sewage but does not treat it, everything is piped to Santa Rosa’s Llano Road plant. Step outside the city limits and you are on a private well and a septic system, under county rules.

About the water

Because Sebastopol is entirely on its own groundwater, what comes out of your tap is genuinely different from what your friends in Santa Rosa get. Hard at 150 ppm, treated for arsenic at two wells, carbon-filtered at another for a legacy solvent, and running above the aesthetic odor guideline. All of that is disclosed in the city’s annual report and none of it is a violation, but it is why we install more drinking water filtration and softening here per house than almost anywhere else in the county.

About permits

Inside the city, plumbing permits come from the City of Sebastopol Building and Safety department on Bodega Avenue, and note they are closed Fridays, which we schedule around. Outside city limits you are in unincorporated county, where Permit Sonoma issues permits and also handles wells and septic systems separately. We pull the right one either way.

Sebastopol plumbing questions, answered

Is Sebastopol on Russian River water like the rest of the county?

No, and it is the only town around here that is not. Sebastopol produces all of its water from four city wells on the Wilson Grove aquifer and is not a Sonoma Water contractor. That is why the water tastes, smells and behaves differently from Santa Rosa’s.

Why does my water sometimes smell?

The city reports an odor value of 5 against an aesthetic standard of 3, so the wells can run above the taste-and-odor guideline. It is an aesthetic measure, not a safety violation. If it bothers you, carbon filtration at the point of use is the usual fix and we install it.

Should I be concerned about arsenic in Sebastopol water?

The city reports arsenic averaging 4.9 ppb against a 10 ppb limit, with treatment in place, blending at one well and ferric oxide treatment at another. It meets the standard. If you want it lower at the kitchen tap anyway, reverse osmosis is the reliable approach and we fit it.

Is the water hard enough to justify a softener?

At 150 ppm, yes for most people, that is about 8.8 grains per gallon. The clearest signs are scale in the water heater, white crust on aerators and shower heads, and spotting on glass. We can test at your tap and tell you whether a softener, a conditioner, or just an annual heater flush is the right call.

Do I need a permit to replace a water heater in Sebastopol?

Yes, through City of Sebastopol Building and Safety if you are inside the city, or Permit Sonoma if you are outside the limits. Note the city office is closed Fridays. We handle the permit and the inspection either way.

Do you work on properties outside the city on wells and septic?

Yes, that is a lot of what we do around Sebastopol. Outside the city limits, properties are generally on private wells and septic, which means pump, pressure tank and treatment work on the water side, and keeping what enters the septic system healthy on the drain side.
