Local knowledge
Cotati is small, was incorporated in 1963, and has the newest housing stock of the towns around here, the 1980s alone account for nearly a third of it. But it also has the most interesting water in the county, and that drives a lot of what we do here.
The city says it outright in its water quality reports: Wells 1A and 3 have elevated manganese and iron in the raw water, and the city filters it for that reason. In the raw well water, iron has averaged around 433 micrograms per litre with readings up to 1,300, against a 300 aesthetic limit, and manganese has averaged 56 against a limit of 50. The city treats it, but iron and manganese are exactly what cause orange or brown staining in sinks and tubs, dark specks from the tap, clogged aerators and sediment in the bottom of a water heater. If you are seeing that, whole-house filtration is a real fix, not an upsell.
Cotati runs conjunctive use, more imported Russian River water in winter, more of its own wells in summer. The mix has swung from about 63 percent imported in one recent year to about 74 percent in another. The well water is harder (averaging around 133 ppm, ranging as high as 210) and more acidic (pH around 6.9 versus 7.6 for the imported supply). So if your water tastes, stains or scales differently in August than it does in February, you are not imagining it.
Nearly a third of Cotati’s housing went up in the 1980s and another quarter in the 1970s, so most homes here are between 35 and 55 years old. That is squarely water-heater-replacement and angle-stop territory rather than repipe territory. The city’s own ten-year capital plan acknowledges the age of the system, with tank replacement, water main replacement, sewer collection renewal and lift station rehab all on the list.
Unlike Rohnert Park next door, Cotati mostly sits on Haire and Cotati fine sandy loam, low shrink-swell. That is good news: less soil movement stressing buried water and sewer lines. When we find a failed lateral in Cotati it is usually age, roots or a bad joint rather than the ground shifting underneath it.
Cotati draws from two connections to the Sonoma Water aqueduct plus three city-owned wells, 1A, 2 and 3. The imported water is softer and more neutral; the well water is harder, more acidic, and carries the iron and manganese the city filters for. Both are safe and tested. What varies is the aesthetics: staining, taste and scale. We install whole-house filtration, softeners and drinking water systems, and we will tell you which of the three you actually need.
Plumbing permits come from the City of Cotati Building Division on West Sierra Avenue, handled through their online permit system. Water heaters, repipes, gas lines and sewer work all require one. We pull it and meet the inspector. Wastewater from Cotati is collected by the city and treated at the Santa Rosa subregional plant.

Almost certainly iron. The city has stated that Wells 1A and 3 carry elevated iron and manganese in the raw water, iron has tested as high as 1,300 micrograms per litre against a 300 aesthetic limit. The city filters it, but depending on the blend running at the time you can still see staining, dark specks and clogged aerators. Whole-house filtration solves it at the point where water enters the house.
Moderately, and it depends on the season. The city’s wells average around 133 ppm and have tested as high as 210; the imported Russian River water is softer, around 104. Since Cotati uses more well water in summer, hardness and scale get worse in the warm months.
It is common in Cotati, and iron and manganese are usually why. Sediment settles to the bottom of a tank heater, insulates the burner, and shortens the heater’s life. An annual flush helps; filtration upstream helps more. We do both.
Yes, through the City of Cotati Building Division. It covers seismic strapping, venting, expansion tank and the drain pan and discharge line. We pull it.
