What plumbing in Santa Rosa actually looks like

Santa Rosa isn’t one housing stock — it’s four or five, and what’s under the floor changes a lot depending on which side of town you’re on. Here’s what we actually run into.

The older core: galvanized supply, clay laterals

The blocks around Railroad Square, Junior College, Proctor Terrace and Burbank Gardens were largely built before 1960. Homes from that era were plumbed with galvanized steel supply lines, and galvanized corrodes from the inside out — you see it first as rusty water on the first draw in the morning, then as pressure that keeps dropping at whichever fixture sits furthest from the meter. Sewer laterals from the same period are typically cast iron or vitrified clay, and clay joints are exactly what tree roots find. If your house predates 1960 and still has original piping, twenty minutes with a sewer camera tells you more than years of guessing.

The 60s–80s tracts: everything is now at end-of-life

Rincon Valley, Bennett Valley and the Montgomery Village area filled in through the 1960s, 70s and 80s. Those homes are now at the age where the original angle stops seize the first time anyone tries to turn them, the water heater has never been flushed, and the supply lines under sinks have gone brittle. These are the houses where a slow leak behind a wall has often been running quietly for a long time before anyone notices the bill.

Oakmont: 1964 bones, and a lot of valve work

Oakmont has been building since 1964 and now runs to more than 3,200 homes. We’re not the high-volume HOA contractor out there and we won’t pretend otherwise — but the work we do get in Oakmont is consistent: pressure-reducing valves and thermostatic mixing valves, more than anywhere else in the city. A thermostatic mixing valve holds the delivered water temperature steady so a shower can’t suddenly scald, which matters a great deal in a community built for older residents.

Coffey Park and Fountaingrove: everything is new again

The 2017 Tubbs Fire took thousands of Santa Rosa homes, and Coffey Park and Fountaingrove have been rebuilt almost entirely since. That means modern PEX supply lines, new sewer laterals and code-current gas systems — a completely different service profile. Out here it’s rarely failing pipe. It’s expansion work: running a gas line for an outdoor kitchen, adding whole-house filtration or softening, converting to tankless, and the first real service on water heaters that are now coming off their honeymoon.

About the water

Santa Rosa’s drinking water comes from the Russian River through Sonoma Water, supplemented by city groundwater wells. It’s good water — but it carries enough mineral content that scale builds steadily inside tank water heaters and on fixtures and valves. Flushing a tank heater once a year isn’t fussy advice in this county; it’s the difference between a heater that makes it to year twelve and one that doesn’t see year eight.

The receptionist was great; she took detailed information about my problem, scheduled my appointment and followed up with a text. The technician, Abel, was outstanding. He arrived on time. I had an issue with my iSpring reverse osmosis water filtration system and called Simeone Plumbing for help. Abel Espinoza came out the same day and quickly diagnosed the problem. He was extremely knowledgeable about RO water filtration systems and took the time to explain how the different filters work and what I had done correctly during my filter replacement. The issue turned out to be that some of the hoses weren't fully seated in their fittings. Abel showed me how to properly secure them and explained what to look for in the future. He was professional, patient, and honest, and he fixed the problem quickly without trying to sell me services I didn't need. I have an old family cabin on the Russian River. It’s remote and difficult to access via a trail. Simione Plumbing has always come through even though the place is a challenge. Do I need a permit to replace a water heater in Santa Rosa?

Yes. Water heater replacement is permitted work through the City of Santa Rosa Building Division, and the permit covers the things that actually matter — seismic strapping, correct venting, the expansion tank, and the drain pan and discharge line. We pull it as part of the job.

My water pressure seems really high. Is that a Santa Rosa thing?

It can be. Santa Rosa covers a wide range of elevation, and homes sitting low in a pressure zone can run well above the 80 psi that California code allows. High pressure is what kills water heaters early, blows out supply lines and makes fixtures drip. We can test it in a few minutes, and if it’s over, a pressure-reducing valve is a straightforward fix.

Are tree roots in the sewer line common here?

Very. Older Santa Rosa neighborhoods have clay or cast iron laterals running under mature trees, and roots find the joints. If you’re snaking the same line more than about once a year, snaking has stopped being a repair. A camera inspection shows whether it’s root intrusion, a belly, or a break — and whether it can be lined trenchless instead of dug up.
