What plumbing in Petaluma actually looks like
Petaluma is the oldest incorporated city in Sonoma County, 1858, and it still has the housing to prove it. Roughly one home in ten predates 1940 and more than half was built before 1980. That shapes almost every call we take here.
The Victorian core: original pipe under original houses
Petaluma’s downtown escaped the 1906 earthquake largely intact, and the Depression kept the wrecking ball away afterward. The result is three designated historic districts, A Street, Oakhill-Brewster and Downtown, plus a National Register commercial district with buildings running from 1882 to 1941. Beautiful houses, and underneath them the original galvanized supply and cast iron or clay sewer laterals. On a house this age, a camera down the lateral is twenty minutes well spent.
The 1970s growth spurt, now at fifty
Petaluma went from about 300 building permits in 1969 to 900 in 1971, which is what prompted the city’s famous 1972 growth-control plan. Those tracts are now half a century old. The 1970s and 1980s together account for roughly a third of the city’s housing, and they are hitting the age where angle stops seize, water heaters that were never flushed give out, and the original supply lines under sinks have gone brittle.
Hard water, and Petaluma’s is the hardest around
The city’s most recent water quality report puts total hardness at 176 ppm, about 10.3 grains per gallon. For comparison, the Sonoma Water supply it blends with runs around 91 ppm. That is a real difference you can see: scale inside tank water heaters, crust on aerators and shower heads, and softeners that earn their keep faster here than in most of the county.
Flooding, and what it does to a sewer system
Petaluma has spent decades on flood control, the Payran Reach widening and flood walls, the Denman Reach floodplain work on Industrial Avenue, and the Capri Creek project east of North McDowell. If you are in a low-lying part of town, the plumbing questions that follow a big storm are backflow prevention, sump pumps, and whether your sewer clean-out cap is actually sealed.
About the water
Most of Petaluma’s water is imported Russian River water, delivered by the Sonoma Water aqueduct since 1961. The city also owns deep groundwater wells, over 400 feet, held in reserve for shortages and peak summer demand; they were not brought online at all in 2024. Outside the city limits, rural properties in the Petaluma Valley basin are generally on private wells, where nitrate in the western part of the basin and salt intrusion near the tidal reach of the river are the known issues.
About sewers and permits
The city runs more than 195 miles of sewer collection pipe and nine pump stations, treating at the Ellis Creek Water Recycling Facility, and it also serves neighboring Penngrove. Worth knowing: Petaluma offers a Sewer Lateral Replacement Grant to help homeowners replace a failing lateral. If you are looking at a lateral repair, ask us about it before you commit. Permits for water heaters, repipes, sewer work and gas lines go through the City of Petaluma Building Division. We pull them and meet the inspector.

Is Petaluma water hard enough to need a softener?
Petaluma’s water tests around 176 ppm total hardness, roughly 10.3 grains per gallon, which is the hardest municipal supply in this part of the county. Whether you need a softener depends on what is bothering you: scale in the water heater, spotting on glass, or stiff laundry. We can test at your tap and tell you honestly whether a softener, a conditioner, or just an annual heater flush is the right answer.
My house is from the 1920s. Should I be worried about the sewer lateral?
Worth checking, not worth panicking about. Laterals from that era are cast iron or vitrified clay, and clay joints are where roots get in. A camera inspection tells you whether you are looking at roots, a belly, or a crack, and whether it can be lined without digging up the yard. Petaluma also runs a Sewer Lateral Replacement Grant, which can offset the cost.
Do I need a permit to replace a water heater in Petaluma?
Yes, through the City of Petaluma Building Division. The permit covers the things that matter: seismic strapping, venting, the expansion tank, and the drain pan and discharge line. We pull it as part of the job.
I flooded. What plumbing should I check?
Start with the sewer clean-out cap, if it is missing or cracked, storm water goes straight into the sewer and comes back up through the lowest fixture in the house. After that: the water heater if it sat in water, any gas appliance that was submerged, and whether a backwater valve makes sense for your address.
