What plumbing in Sonoma actually looks like
Sonoma is old in a way almost nowhere else in California is, the Plaza was laid out in 1835 and the Mission dates to 1823. About half the city’s housing was built before 1981 and a fifth before 1961. And unlike most of the county, Sonoma’s water is soft.
Genuinely soft water, and that is unusual here
Most of Sonoma County has hard water. Sonoma does not. The city’s own wells test at about 56 ppm hardness, which is soft, and the imported Sonoma Water supply runs about 92 ppm, moderately hard. If someone has tried to sell you a water softener in Sonoma, ask them what hardness number they measured first. In most of this city, softening is not the problem worth solving.
Manganese and iron are the real water story here
What Sonoma does have is minerals that stain. The Sonoma Water aqueduct supply averages 58 ppb manganese against a 50 ppb aesthetic standard, above the guideline, with iron averaging 157 ppb and readings recorded as high as 800. That is what causes dark specks from the tap, grey or brown staining in toilet tanks and tubs, and sediment in the bottom of a water heater. Filtration here targets manganese and iron, not hardness.
Arsenic in the city wells sits close to the limit
Sonoma’s six city wells supplement the roughly 90 percent of supply that comes from the Russian River aqueduct. Arsenic in those wells averages 8.1 ppb and has tested up to 10.0 against a 10 ppb limit, compliant, and the city publishes the standard advisory language about it. It is the most common reason Sonoma homeowners ask us about reverse osmosis at the kitchen sink.
Old housing, with a genuinely historic core
The Plaza is a National Historic Landmark district, laid out in 1835, with Mexican-era adobes, a Victorian layer and early-1900s buildings around it, and a large post-war stock beyond. Roughly half the city’s housing predates 1981 and about a fifth predates 1961. In that older stock, galvanized supply and clay or cast iron laterals are routine, and a camera inspection of the lateral is worth more than any amount of guessing.
About the water
Roughly 90 percent of Sonoma’s supply is Russian River water delivered by aqueduct, with six city wells as a supplement. The system runs 4,404 connections and 58 miles of main. Practically: the water is soft to moderately hard, so scale is less of an issue than elsewhere in the county, but manganese above the aesthetic guideline and iron in the supply mean staining and sediment are more of one. We will test before recommending anything, and we will tell you if the honest answer is that you do not need equipment.

The sewer lateral. Homes in the historic core are old enough that clay or cast iron laterals are the norm, and clay joints are where roots get in. A camera inspection tells you whether you are looking at roots, a belly or a break, and whether it can be lined rather than dug up.
Do I need a permit to replace a water heater in Sonoma?
Yes, through the City of Sonoma Building Division at The Plaza. It covers seismic strapping, venting, expansion tank and the drain pan and discharge line. We pull it and meet the inspector.
